Orlando Community Seeks to Add 21 New One-Bedroom Units Amid Growing Housing Demand |
The Parks at Hunter's Creek, a prominent apartment community in Orlando, is exploring plans to transform select ground-floor garages into additional living spaces.
This initiative aims to address the increasing demand for housing in the area.
Owned by B.B. Ventures (Hunters Creek), an entity linked to Toronto-based Metrontario Group, the complex has recently engaged with Orange County planning officials to discuss converting 40 garages into 21 new one-bedroom apartments.
Established in 1999, the expansive community comprises 560 units across 70 two-story buildings, many featuring ground-floor garages.
Located at 3000 National Parks Dr., near the intersection of FL-417 and S John Young Parkway, the property offers convenient access to major thoroughfares.
Preliminary plans suggest that garages in 20 buildings would be repurposed, with two single-car garages combined to create each new apartment.
If approved, this would increase the total unit count to 581.
Current amenities include a pool area with seating and grilling stations, as well as a centralized clubhouse featuring a lounge and gym.
Rents for one-bedroom apartments start at approximately $1,600 per month, with Greystar managing the property.
Representatives from Metrontario Group were not immediately available for comment.
This proposal reflects a broader trend in the Hunter's Creek area, where developers are seeking innovative solutions to meet housing needs.
For instance, in May 2024, Brookfield Properties acquired the nearby 424-unit Osprey Links at Hunters Creek for $100.6 million, marking one of the year's most significant multifamily transactions in Orlando.
Additionally, the now-closed Hunter's Creek Golf Club at 14401 Sports Club Way presents potential for residential redevelopment.
Orlando-based Park Square Homes purchased the 188-acre golf course in 2020 for $2.65 million and has since explored the possibility of constructing homes on the site.
However, no formal plans have been submitted to date.
As the Hunter's Creek community continues to evolve, these developments underscore the area's dynamic real estate landscape and the ongoing efforts to accommodate its growing population. |
